Are virtual tours available?
Yes.
We understand in-person tours are not always possible for a multitude of reasons. Our property managers can provide you with a video of the particular unit(s) you are interested in, a video of the building’s interior, our library, lounges and more.

How do I arrange a visit and/or tour of the community when I am considering residence for a loved one?
We welcome all interested parties and invite you to come for a tour! Please visit our property page for phone numbers to each property or you can fill out our contact form.
What types of activities are available?
Our properties offer a wide range of activities designed to meet the social, intellectual, spiritual and creative needs of our residents.
Other examples of activities include knitting circles, monthly birthday parties, daily breakfast, BINGO, daily exercise, crafts, book clubs and much, much more.
Are the buildings secured?
Yes. Carefree’s focus on providing a secure environment for residents has always been a priority. Every Carefree property has access control systems in place for entry areas as well as strict procedures for visitors entering and exiting the building. Surveillance cameras have been installed so staff can monitor activity both inside and outside the property.
What levels of care do you offer at your properties?
Our communities are designed for active seniors. Residents can always seek additional supportive options while remaining at any of our communities. Inspired Home Care and Community Physical Therapy have on-site locations at several Carefree properties and can assist residents in their goal to “Age in Place” comfortably. Options range from private duty services, home health aides to physical/rehab therapy. The services are optional and need to be orchestrated by each resident and/or family. Our on-site management team is ready to help answer any questions.
Do you have rent controlled apartments?
All Carefree properties have a designated number of affordable units at each location.
This affordable rent is made possible by tax credits offered by the U.S. Department of Housing and Urban Development (HUD) and/or the Illinois Housing Development Authority (IHDA). In addition to this, all Carefree communities accept housing choice vouchers, while a few of our communities have project-based vouchers. What apartment types and floor plans do you offer?
With nine apartment communities located throughout the Chicagoland area, We offer a variety of floor plans for you to choose from . You’re sure to find the perfect fit, from smaller floor plans like studios to more spacious two-bedroom floor plans. You can find floor plans for each community on our website.
What is the cost to apply for an apartment?
All applicants must complete an application and pay the applicable fees: $75 - $100 non-refundable Application Fee (per person).
Is a security deposit required? Will I get my security deposit when I move out?
Yes, a security deposit is collected when a lease is signed. Security deposits may be eligible for a full or partial refund upon move-out. The refunded amount depends on the condition the apartment is left in as well as any other fees charged (such as unpaid rent).
How old do I have to be to rent an apartment?
Age restrictions vary by community and range from 55 years to 62 years of age.
If I previously lived at a Carefree property, can I apply at a different Carefree property? Will you need to run my credit again?
Previous residents of any Carefree property are welcome to apply for rent at another Carefree community. The process for new or returning residents is the same and you will need to complete a rental application, pay the applicable fees, and we will run your credit. Please note, if the previous resident did not fulfill their lease obligation, has unpaid fees or defaults, of if they were not invited to renew their lease, they may be declined.
What documents will I need to get the leasing process started?
To start the leasing process and ensure your application information is complete, you may be required to present the following:
• Valid drivers license or government issued ID (for each applicant)
• Proof of income documents such as a current bank statement, W-2 form, pay stubs, receipts of government income, receipts of retirement or investment incomes.
• Payment for application and administrative fees, as well as applicable security deposit in order to secure your apartment.
How can I start an application?
To begin an application online, navigate to the community’s landing page and select “Apply Now!” button.
What are the income requirements to lease an apartment?
To qualify for a Carefree apartment, your total gross income must be 2x the amount of the monthly rent. Example: Rent is $1,200 (12 months) = $14,400, your total gross income must be $28,800 or more. If applicants do not meet the minimum income requirement, a guarantor can be used to help qualify.
Will you run a credit check during my application process?
Each application will be processed through a trusted third-party screening company.
Do I need to have renters’ insurance to secure my new apartment?
No, you do not, though it is highly recommended.
Do you have any pet policies I need to be aware of?
Pets are welcome at some, but not all, Carefree communities. We suggest you click on the community locations to learn more about each property’s pet policy. For the communities that allow a pet, there is a $300 non-refundable fee.
I have an emotional support animal. What documentation is needed?
Emotional support animals or Accommodation Animals, including assistive or companion animals, are welcome at Carefree communities. Please reach out to the leasing office to learn what documentation is needed.
